Yes. We pay your commission at closing on properties we buy through you, and we're happy to sign a fee agreement up front so there's no ambiguity. If you also represent the seller, that side is protected too.
Yes, that is an absolute possibility. Between our own capital and that of our funding partners, we're well positioned. We also have a great private money lender that we collaborate with frequently for additional liquidity. No appraisal contingency, and no financing fallout. Proof of funds is available on request.
Typically 7 to 14 days from executed contract, limited mainly by title. If your client needs longer — 30, 60, or 90 days, or a post-closing occupancy period — we'll close on their date instead.
None in particular. We buy in as-is condition and expect to handle repairs ourselves. Your client does not need to clean out, stage, repair, or make the property showable.
We review every submission, but we only make offers where the numbers work. You'll get a straight answer either way, usually the same day, so you're never left chasing us.
